Lloyd crossing sustainable urban development
This project focuses on the urban ecosystem which provides low
environmental impact and high economic potential. This strategy can benefit not
only for property owners and the community, but also for the environment. As
for the project`s vision and goals, the project aims to build a self-
efficiency and self-supply communities.
1. reduce
environmental impact to predevelopment level
2. restore
pre-development habitat metrics
3. live within the
site`s rainfall budget
4. live within the
site`s solar budget
5. achieve carbon
balance
6. preserve urban
density
According to figure, the proportion of residential will increase dramatically
with lodging and office/ retail.
The habitat and tree cover strategies are combined into the development
of green streets, pedestrian streets and bioswales creating an integrated urban
streetscape. These implements would provide increase 25-30% overall canopy
coverage and high vegetative structural diversity. Two acres of mixed conifer
forest are provided within the districts. The connectivity between forest patch
and Sullvan`s gulch is improved and provided. Moreover, ecosystem around Sullivan`s
Gulch and Willamette River is improved.
The water strategy focuses on the district – wide storm water system,
rainwater harvesting and the development of a block water treatment system for
no drinking water uses. It is predicted that there is 62% reduction of potable
water consumption through above infrastructure update, which will result in 89
% saving in water-related utility cost.
